For your property/real estate, look with gis and other flood maps to see if you are near major flooding areas in 0.2% or 1% possible flood zones. (0.2% = 1 flood incident per 500 years and 1% = 1 flood incident per 100 years respectively. These are odds calculated from geography and water flow metrics of civil engineering and is taken seriously by flood insurance actuaries and FEMA.)
